Wet Crawl Space Repair

A wet crawl space is one of the most common calls we get in North Carolina, and it looks different from home to home. Some crawl spaces flood outright after a storm. Others hold shallow water in one low corner for weeks. Some are never visibly wet but stay saturated enough that the wood above never dries.

Where the water is coming from

• Roof water dumped beside the foundation by short or disconnected downspouts
• Grading that directs surface water toward the house instead of away from it
• Runoff arriving from a neighboring slope, driveway or road
• A high water table rising into the crawl space after heavy rainfall
• Plumbing leaks and condensation dripping from uninsulated lines
• Gaps at vents, access doors and penetrations below grade

What we do about it

First, exterior corrections reduce the volume reaching the foundation. Then interior drainage collects what still gets in and a sump pump discharges it away from the house. Only then does it make sense to cover the ground and seal the space with encapsulation, and hold the air in range with a dehumidifier.

What a wet crawl space does over time

Persistent moisture supports surface growth on framing, saturates and collapses fiberglass insulation, rusts fasteners and metal connectors, and gradually softens joists and beams. That is how a water problem turns into a structural repair and eventually a sagging floor.
